Multi-story project planned for La Frontera

A mixed-use development in La Frontera is expected to be like nothing else the city has seen.
Cincinatti-based commercial and residential developers, North American Properties Inc., submitted a site plan to the city for a nine-acre project at the corner of Hesters Crossing and La Frontera Boulevard, across from Austin Marriott North and overlooking the La Frontera green.
The development is slated to be a four-story building with 45,000 square feet for offices, retail stores and restaurants underneath 325,211-square-feet of residential space for 343 high-end apartment units.
Mike Pacillio, a partner in North American’s Dallas office, said Round Rock was appealing for a number of reasons.
“Because La Frontera itself is a mixed-use development, this sort of development will help tie all those uses together,” he said. “There are also the new toll roads going in there to make this an accessible and desirable area.”
The La Frontera project is the first for North American in the Austin area in 10 years. The company developed Arboretum at Stonelake, River Stone Ranch and Mesa Verde Apartments in Austin.
North America’s property joins two other projects in various stages of development. Oxford Alliance Investments purchased land on Hesters Crossing near Sundance Parkway for office condominiums.
Cousins Properties in October purchased 45 acres on Louis Henna Boulevard in Austin’s extra territorial jurisdiction for a possible retail project.
Cousins is known for its open-air, pedestrian friendly “Avenue” retail projects in Georgia, Florida and California.
