La Frontera proves to be shopping "Heaven"

In the two short years that have passed since its groundbreaking in 1999, Round Rock's urban development project, La Frontera, has proven itself to be one of the largest and fastest growing in the greater Austin area.

The ambitious project incorporates living, work and shopping into one 328-acre urban land development. La Frontera is located west of Interstate 35, where the freeway meets Farm to Market Road 1325.

The project features three main arenas: La Frontera Village Shopping Center, net.plex e-business campus, and a second shopping complex, Plaza La Frontera. Included in this group so far are two apartment complexes and at least one hotel.

The 875,000 square foot La Frontera Village Shopping Center is near completion, awaiting te final construction of a handful of major retailers like Kohl's Department Store, World Market, Clothestime, and Lane Bryant. They are all expected to open in October.

The Village is already home to more than 40 stores and 15 restaurants. The center's anchor stores include Lowe's, Sam's Club, Office Depot, Petco and Circuit City. Other retailers include Barnes and Noble, Pier One, Ulta III, and Bed, Bath and Beyond.

Pre-leasing has begun on Plaza La Frontera, a 39-acre specialty retail center that will feature upscale stores as well as cafes and restaurants.

So far, La Frontera is home to two apartment complexes. Both projects, The Enclave and Lakeside, feature urban design and amenities, including gardens and terraces, pools and spas, Internet libraries, indoor sports courts and party/meeting facilities.

The two facilities are still under construction, but will be opening soon. Lakeside, a 380-unit apartment complex, is expected to open in Spring 2002. The Enclave, with 411 apartments, will open this fall.

The Marriott Conference Hotel opened at La Frontera on May 14. The 295-room hotel, features ballrooms, eight conference rooms, a concierge room and the River City Grille.

Construction on two office buildings in La Frontera's net.plex is nearing completion.

La Frontera's first office complex is expected to open in August. Phase I of the Summit, a five-building project, will include 80,000 square feet of office space.

301 Sundance Parkway, a 200,000 square foot office building, is expected to open this winter.

Ground breaking on Vintage Plaza, a third office building featuring 30,000 square feet, is expected to be held this month.

Other projects underway at La Frontera include a gas-station and two banks.

The intersection, containing La Frontera, Dell Computers and Garden Ridge was recently named the "Sales Capital of Texas."

La Frontera's Village Shopping Center alone is expected to pump $5 million into the city through sales tax and provide more than 2,200 jobs.
